Arrived on site to check out the second floor system for no cooling, I installed all of my probes and performed a measure quick scan of the system. The condensers are improperly installed, they are located underneath the deck and the second floor unit is sandwich between the first floor condenser and a solid fence next to it. My outdoor air temperature is currently 88° and my air entering my condenser is at 98° because of the recirculation of condenser exhaust air. This is greatly affecting performance especially as the temperature gets hotter outside, the machine is running a very low superheat which is a sign of an overcharge. My suction pressure was very high however my discharge pressure was on the low side.
Greeted customer upon arrival. Customer led me to the condenser outside. Customer turned on thermostat to cooling, saw the condenser power on. Unplug disconnect from condenser to take condenser apart and wash it from the inside out. Wash condenser with chemical and water. Put the condenser back together and put this connect back in to power on the condenser. Put on field peas gauges on condenser to check pressures. When inside the house to the Attic to replace filter. Replaced the filter and check the P-trap, it was clear. Condensation pan was clear. Put temperature probes inside the supply and return vent to check the temperature split. Temperature split peaked at 18°. Informed customer of the unit status customer acknowledged, paid by check, signed off.
Arrived onsite for heating maintenance 2 gas fired furnace 1 in basement and 1 in the attic. Basement Furnace High Efficiency: turn heat on and confirmed. Observed a Navien Water Heater that requires regular maintenance with heat exchanger flush cleaning. Will provide estimate for Navien water heater.
